From our extensive experience in the commercial and education sectors As-Spec has developed structured and tailored maintenance management systems for a number of our clients. These are the checks and measures of a maintenance plan, the gauge board and the strategic planning parts of the plan. We are capable of working with you to create a fully operational maintenance management system, and then if you wish we can operate that system for you.
Maintenance management is what happens after you get over reactive maintenance, which is not really maintenance at all; you’re not really maintaining anything, just fixing or replacing broken things. Managed Maintenance is different; you know when it’s going to occur, what it’s going to cost and what the result of that cost will be. In most cases the results of this approach have been surprising; savings in maintenance spending are likely, after you get all the fires out. You are also likely to put all the fires out faster and with less disruption, because you are now re-focused on the source, not the constant little flare-ups. Often the biggest benefit to come from active management of your maintenance is a better understanding of it.
You’re likely to become more knowledgeable about your maintenance and therefore you will be better equipped to understand what’s necessary and what’s not. You will better recognize those service providers that are working for you rather than just themselves. You will have gained control over your spending and your budget. This could mean you’re able to spend early on a preemptive strike without fear of coming up short at the end of the year.
